Types of Driveways We Install in Norwich

We install all major driveway types across Norwich. Each material has its own advantages, and we will help you choose the right option for your property, budget and lifestyle.

Resin Bound Driveways

Resin bound driveways are the premium choice for Norwich homeowners looking for a modern, low-maintenance finish. Natural aggregate stones are mixed with clear UV-stable resin and hand-trowelled onto a prepared base, creating a smooth, seamless surface that is fully permeable to water.

Because resin bound surfaces are SuDS compliant (Sustainable Drainage Systems), they typically do not require planning permission in Norwich, even for front gardens over 5 square metres. This makes them the go-to choice when you want to avoid the planning application process.

Key benefits of resin bound driveways:

  • Fully permeable - meets SuDS requirements, no planning permission needed in most cases
  • UV stable resin prevents yellowing and maintains colour for 15-25 years
  • Weed resistant - smooth surface prevents weed growth between stones
  • Anti-slip surface even when wet - ideal for Norwich's frequent rain
  • Huge choice of aggregate colours and blends to match any property
  • Wheelchair and pushchair friendly - smooth, level surface with no loose stones
  • Low maintenance - occasional power wash is all that is needed

Tarmac Driveways

Tarmac (also known as asphalt or bitmac) remains one of the most popular and cost-effective driveway surfaces in Norwich. Machine-laid for a consistent finish, tarmac driveways are extremely durable and can handle heavy vehicles without rutting or cracking.

We use machine-laid tarmac with proper base course and wearing course for maximum durability. All our tarmac driveways include proper edging (typically kerbs or block paving borders) and adequate drainage provision.

Key benefits of tarmac driveways:

  • Most cost-effective option per square metre
  • Quick installation - most driveways completed in 2-3 days
  • Extremely durable with 15-20 year lifespan
  • Can be driven on within 24 hours of installation
  • Easy to maintain and repair if needed
  • Red or black options available

Block Paving Driveways

Block paving offers unmatched versatility in design. Available in hundreds of colours, shapes and laying patterns, block paving lets you create a truly unique driveway that complements your Norwich property perfectly. From traditional herringbone patterns to contemporary linear designs, the options are almost limitless.

Key benefits of block paving:

  • Huge range of colours, sizes and patterns
  • Individual blocks can be replaced if damaged - no need to redo the entire surface
  • Permeable block paving options available for SuDS compliance
  • 40+ year lifespan with proper installation and maintenance
  • Adds significant kerb appeal and property value
  • Extremely strong - suitable for all domestic vehicles

Porcelain Paving

Porcelain paving is the modern choice for Norwich homeowners wanting a contemporary, high-end finish. These precision-cut slabs offer superior durability to natural stone with virtually zero maintenance requirements.

Key benefits of porcelain paving:

  • Frost-proof - will not crack or flake in Norwich winters
  • Stain resistant - oil, grease and food do not penetrate the surface
  • Fade resistant - UV stable colours that will not bleach over time
  • Stunning stone and concrete effect finishes available
  • Consistent sizing for precise, clean joints
  • Extremely low water absorption (less than 0.5%)

Planning Permission for Driveways in Norwich

Since 2008, if you are planning to pave over your front garden with an impermeable (non-porous) surface larger than 5 square metres, you may need planning permission from Norwich City Council or your local district council. This rule was introduced to help reduce surface water flooding.

However, you can avoid the need for planning permission by using permeable materials such as:

  • Resin bound surfaces (fully permeable)
  • Permeable block paving with widened joints
  • Gravel or loose stone surfaces
  • Any surface that drains to a lawn, border or soakaway within your property

We advise all our Norwich customers on the best approach for their specific situation and can design drainage solutions that eliminate the need for planning permission.

FAQ

Frequently Asked Questions About Driveways in Norwich

Do I need planning permission for a new driveway in Norwich?

If your driveway uses permeable materials (like resin bound or permeable block paving) and drains to your garden rather than the road, planning permission is usually not required. Non-permeable surfaces over 5 square metres may need permission. We advise on the best approach for your property.

How long does a driveway installation take?

A standard domestic driveway typically takes 3-5 days from excavation to completion, depending on the material chosen and site conditions. Tarmac is the quickest (2-3 days), while block paving and resin bound take slightly longer. We always provide a clear timeline before starting work.

How much does a resin driveway cost in Norwich?

Resin bound driveways in Norwich typically cost between £60 and £90 per square metre, including excavation and sub-base preparation. A standard 50m² driveway would be approximately £3,000 to £4,500. We provide free, detailed quotes after a site visit.

Which driveway material is most durable?

Block paving has the longest lifespan at 40+ years with proper installation and maintenance. Porcelain paving is similarly durable at 30+ years. Resin bound surfaces typically last 15-25 years, and tarmac 15-20 years. The key factor is proper sub-base preparation, which we never compromise on.

Can you replace an existing driveway?

Yes. We remove and dispose of your existing driveway surface, then assess the sub-base condition. If the existing base is sound, we can often overlay it. If not, we excavate fully and start from scratch to ensure a long-lasting result.

Do you install patios and pathways too?

Absolutely. We install patios, garden paths, steps, kerbing, and retaining walls using all the same materials available for driveways. Many customers combine a new driveway with patio or pathway work for a cohesive look across their property.

What sub-base do you use?

We use MOT Type 1 crushed stone, laid and compacted in layers to a minimum depth of 150mm (deeper for vehicle areas). This provides the stable, load-bearing foundation that ensures your surface material performs as it should. Many cheaper contractors skimp on sub-base depth, which leads to sinking and cracking.

What is the difference between resin bound and resin bonded?

Resin bound: aggregate is mixed with resin before being trowelled onto the surface, creating a smooth, permeable finish. Resin bonded: resin is applied to the surface first, then aggregate is scattered on top, creating a textured, non-permeable finish. We recommend resin bound for driveways as it is more durable, permeable, and does not shed stones.
