Ground improvement & potential re-levelling
Resin injection underpinning
Resin underpinning treats the ground beneath existing foundations or floors. Where the ground and structure are suitable, expanding resin can improve support and may allow controlled lifting of affected parts of a building.
- Targeted ground treatment
- Small injection access points
- Potential for controlled re-levelling
How resin injection underpinning works
An expanding resin is introduced into the ground through injection points. The treatment is designed around the affected area and the ground investigation, with the aim of filling suitable voids and improving support beneath the foundation or slab.
Often described as resin underpinning, this is a ground improvement method. It differs from traditional underpinning, which adds structural support beneath the existing foundation. The product, treatment depth and injection arrangement must be appropriate for the site.
Can resin lift a building back towards its original level?
In suitable conditions, resin expansion can produce controlled uplift as well as ground stabilisation. This may help re-level affected foundations or floors. The amount of correction depends on the ground response, the structure’s condition and the agreed treatment limits.
Lifting is not appropriate for every building, and stabilisation may be the correct objective without attempting level correction. We do not promise that resin will return an entire property to its exact original position or close every crack.
Choosing resin on the evidence from your site
Before choosing resin, the assessment needs to establish the cause of movement and whether the soil can be treated effectively. Foundation form, ground composition, moisture conditions, voids, nearby drains and the depth of the affected zone all matter.
Resin can offer an approach with less excavation than traditional concrete underpinning, but it is not suitable simply because access is restricted or a quick repair is preferred. Ongoing ground movement or unsuitable soil conditions can call for a different solution.
Share any investigation results or structural report with KiKK when you enquire. The treatment objective, monitoring and any work needed to address the underlying cause should be clear before the work is agreed.
What affects resin underpinning cost?
Resin injection underpinning cost depends on the treatment area and depth, the ground conditions, the amount and type of material required, access and monitoring. A stabilisation project and a project that also aims to correct levels can have different requirements.
A site-specific proposal should state the treatment objective, what is included and the limits of the anticipated result. We avoid fixed whole-house prices or claims that resin is always cheaper: the appropriate scope must come first.
From enquiry to an agreed plan
- 01
Assess the ground & structure
Establish the cause of movement and whether ground treatment can provide the required support.
- 02
Define the treatment
Set out the injection approach, monitoring and whether the objective includes controlled level correction.
- 03
Treat & review
Monitor the response during treatment and review the result against the agreed project objectives.

Resin Underpinning FAQs
Is resin underpinning the same as a resin driveway?
No. Resin underpinning is treatment beneath a foundation or floor to improve ground support. A resin-bound driveway is a surface finish and serves a different purpose.
Will resin return my house to its original position?
It may allow controlled lifting and re-levelling of affected areas where the ground and structure are suitable. Exact restoration is not guaranteed; the achievable result needs to be assessed for the property.
Is resin injection always better than concrete underpinning?
No. Resin treats the ground and concrete provides additional foundation support. Each has different requirements and limitations. The investigation and structural assessment determine which approach is suitable.
Can resin injection be used on every soil type?
No treatment should be assumed suitable without investigation. The ground composition, moisture, depth of movement and cause of settlement affect whether resin injection is appropriate.
Does resin injection repair cracks in walls?
Ground treatment addresses support beneath the structure. Repairs to masonry, plaster and finishes are separate items, and their timing should follow the advice for the particular building.
