Groundwork Contractors London
KiKK Groundworks is an owner-led groundworks contractor working across London: foundations and underpinning, drainage, driveways, patios, site clearance, civil engineering and fibre optic ducting. We are a Norwich firm that travels to London for the work. One name on the quote, the same name on site.

KiKK Groundworks is based in Norwich. There is no London office, no London showroom and no London call centre, and we are not going to pretend otherwise on the way to winning a job. We are a groundworks firm that travels to London to work, and we say so up front because it is the first thing a serious client wants to know.
Plenty of the outfits bidding for London groundworks do have a local address. What they often do not have is the person who priced the job standing in the hole. The quote comes from an estimator, the work goes to whichever gang is free that week, and by the time the sub-base is going in nobody on site has any memory of what was promised at the site visit. That is how a London groundworks job ends up costing more than it was quoted and lasting less than it should.
KiKK is owner-led. Kallan Martin quotes the work, runs the work and is on site while it happens. The firm is NRSWA accredited, which means it can legally break out and reinstate the public highway rather than borrowing someone else's ticket, and it carries full public liability insurance on every domestic and commercial project. Travel and access are built into the programme and the price from the first conversation, so a London job is planned as a London job rather than squeezed into a schedule that was never designed for it.
The philosophy does not change with the postcode. The surface is never the problem. The preparation is. What changes in London is the ground underneath it, and the rules on top of it.
Kallan Martin quotes the job and works the job. No project managers, no chain of subcontractors, no one on site who has never spoken to you.
Full public liability insurance on every domestic and commercial project. Documentation provided before work starts, not after you ask twice.
Legally able to work on and near the public highway. That covers crossovers, service trenches and fibre ducting without hiring the accreditation in.
Itemised, in writing, with access and permits costed in. If the ground turns out worse than expected, you hear about it before anything is done.
A decade of groundworks and civil engineering. The experience shows in the preparation, which is the part nobody photographs and everybody relies on.
London jobs are planned around travel and access from day one, so the programme is realistic and the site is not left half-open between visits.
London is not a harder place to dig because the soil is exotic. It is harder because the ground moves, the buildings are old and touching each other, and everything above the hole is regulated by somebody. Here is what that means in practice. The detail sits on the service pages below.
The majority of the capital is built on London Clay: a firm, workable soil with one significant vice. It is highly shrink-swell. It takes on water in winter and gives it up in dry summers, and the ground rises and falls with it. Foundations that are too shallow ride that movement, and the cracks show up in the brickwork above.
Not all of London behaves this way. The gravel terraces along the Thames (parts of west and east London in particular) are free-draining and comparatively stable, which changes what a foundation, a soakaway or a sub-base needs to do. A contractor who quotes the same depth everywhere in London has not looked at the ground.
The mature planes, limes and oaks lining London's Victorian and Edwardian streets are the classic subsidence driver. They draw moisture out of clay and shrink it, and NHBC guidance sets foundation depth accordingly based on species, distance and clay plasticity. This is exactly the scenario behind most of the underpinning work carried out in London, and it is why an honest quote asks what is growing near the wall before it commits to a depth.
London is built shoulder to shoulder, so excavation next to a neighbour is the rule rather than the exception. Digging within 3m of an adjoining structure below the level of its foundations, or within 6m where a 45-degree line from that foundation would be cut, triggers a notifiable event under the Act. Extension foundations, underpinning and basements almost always qualify. Notices go to the adjoining owners before work starts, and excavation notices generally need two months. Building that into the programme early is the difference between a delayed start and a stopped job.
This is the part London quotes get wrong most often. A terraced street with no side access means every barrow of spoil and every tonne of aggregate comes through the house or the side return. A controlled parking zone means bays have to be suspended. A skip needs a permit from the borough. Muck-away lorries need somewhere to stand and a route wide enough to get there. Plant and vehicles have to be congestion charge and ULEZ compliant, and some boroughs restrict working hours on top.
None of that is unusual. All of it costs money and time. KiKK prices it at the site visit rather than discovering it in week two, which is why our quotes are sometimes not the cheapest sheet of paper you receive and almost always the one that turns out to be true.
Outside London, a dropped kerb goes through the county council. In London it goes through your individual borough (thirty-two of them, each with its own process, fees and timescales), and if the property fronts a red route or another TfL road, TfL consent is required as well. A new driveway in London is a highways application before it is a paving job.
London wants water in the ground, not in the sewer. The London Plan pushes sustainable drainage hard, and nationally, laying more than 5m² of impermeable surface in a front garden that drains to the highway needs planning permission, a rule practically written for the London front garden. Meanwhile the network underneath is Victorian, frequently combined and often shared between properties, with clay pipes, open joints and root ingress. That is why CCTV drainage surveys in London are worth doing before anyone quotes a repair, and why permeable surfacing and soakaways are designed in rather than bolted on.
Our London Services
Seven services, all delivered by the same owner-led team. Each page below goes into the detail: costs, build-ups, regulations and the ways each job typically fails when it is done badly.
Most of London sits on shrink-swell London Clay, and most of it is built with Victorian and Edwardian footings that were never designed for it. That combination is why foundation depth is the single most argued-over line on a London extension quote, and why underpinning demand here is unlike anywhere else in the country. KiKK digs extension foundations, pads, strip footings and mass-concrete underpinning to the depth the ground and the trees actually require, not the depth that makes the quote look cheapest.
foundations and underpinning in LondonOil tank removal, replacement, relocation and installation groundworks across London. We prepare stable tank bases, plan access and complete associated excavation and reinstatement for domestic and commercial projects.
oil tank removal and installation in LondonLondon's drainage is largely Victorian, largely combined, and largely shared. Clay pipes with open joints, lateral drains that became Thames Water's responsibility in 2011, root ingress from the same street trees that cause the subsidence, and surface water with nowhere legal to go. KiKK installs new foul and surface water drainage, soakaways and attenuation, carries out CCTV surveys before quoting a repair, and designs to SuDS principles because in London that is no longer optional.
drainage installation and repair in LondonA London front garden is a small, awkward, heavily regulated piece of ground. Impermeable paving over 5m² draining to the highway needs planning permission, the London Plan pushes hard towards permeable surfacing, and the dropped kerb is applied for through your borough, or through TfL if you front a red route. KiKK handles the crossover application, the excavation, the sub-base and the surface, whether that is resin bound, block paving, tarmac or setts in a conservation area.
driveway installation across LondonLondon gardens are long, narrow and usually reachable only through the house or a side return a metre wide. That access problem is what most patio quotes get wrong. The labour to barrow spoil out and materials in is real, and pretending otherwise is how a job goes over. KiKK prices access honestly, excavates properly, lays porcelain, natural stone and yorkstone on a full mortar bed, and builds in the falls so the water leaves the terrace instead of sitting against the brickwork.
patio laying and garden groundworks in LondonClearing a site in London is a logistics job before it is a digging job. Restricted working hours, controlled parking zones, borough skip permits, grab-lorry access down terraced streets, and muck-away that has to be ULEZ compliant and properly documented as waste. KiKK clears overgrowth, demolishes outbuildings, strips slabs and old concrete, grubs out roots and takes the arisings away, with the permits and the waste transfer paperwork in order.
site clearance and enabling works in LondonThe commercial side: enabling works, reduced-level digs, retaining structures, reinforced concrete slabs, car parks and hardstanding, kerbing, service trenches and highway works. Commercial groundworks in London lives or dies on sequencing. Plant deliveries, muck-away and concrete pours have to land in the windows the borough and the street will actually allow. KiKK works to programme, to spec, and to a written fixed price.
commercial civil engineering in LondonExcavation in the London footway means NRSWA, and NRSWA is not a badge you borrow from a subcontractor. Kallan holds full accreditation, so KiKK can legally open the highway, install fibre optic ducting, chambers and sub-ducts, run utility connections into the property, and reinstate to specification. Trenching, moling, chamber installation and reinstatement. Done once, signed off once.
fibre optic ducting and utility works in LondonTell us the postcode, the property and the job. We will tell you honestly whether we are the right firm for it.
We talk through the job, the property and the borough. Half the London variables (access, permits, party wall) can be flagged on the phone.
We come to the property, look at the ground, the trees, the drains and the route plant will take in and spoil will take out.
Itemised fixed price with the excavation depth, sub-base build-up, drainage and permits spelled out. No line reading simply groundworks.
We excavate, prepare, install and reinstate, then clear the site properly. Handover with the paperwork you will need later.

KiKK works across the whole of Greater London, inner and outer, north and south of the river. Ground conditions and borough rules change as you cross London, so tell us the postcode when you call and we will tell you what it means for your job.
Not listed, or not sure which borough you fall under? Call 01603 381016. Boroughs matter here because your crossover application, your skip permit and your basement impact assessment all go through the borough, and they do not all work the same way.
We are not the biggest groundworks company bidding for your job and we are not going to claim to be local when we are not. What we offer is narrower and, for most clients, more useful.
London has no shortage of contractors who can lay a surface. It has a shortage of ones who will tell you what is underneath it, what the borough is going to say about it, and what it honestly costs to do properly. That is the whole offer.
FAQ
KiKK is based in Norwich and travels to London for work. There is no London office and no London call centre. Kallan Martin runs the business and is on site personally. For most London clients that is the point. The person who quoted the job is the person digging it, and there is no layer of subcontractors between the two.
London Clay is a shrink-swell soil. It expands when wet and shrinks in dry summers, and that seasonal movement is the single biggest cause of subsidence and heave in London property. It dictates foundation depth, underpinning demand, and why a shallow sub-base under a driveway or patio fails within a couple of seasons. Any London groundworks quote that does not account for the ground is guessing.
Usually, yes. The Party Wall etc. Act 1996 applies to excavation within 3m of a neighbouring structure to a depth below its foundations, and within 6m where a 45-degree line from the neighbour's foundation would be cut. On London terraces and semis that captures most extension foundations, underpinning and basement work. Notice must be served on adjoining owners before work starts: typically two months for excavation notices.

It is priced in, not discovered halfway through. Before quoting, KiKK confirms whether there is rear or side access, whether the street is a controlled parking zone, whether a skip permit or footway crossing licence is needed from the borough, and how muck-away lorries will reach the property. Congestion charge and ULEZ compliance for plant and vehicles is our cost, not yours, and it is stated in the written quote.
Yes. KiKK carries out commercial groundworks in London alongside domestic work: site clearance and enabling works, car parks and hardstanding, drainage and attenuation, foundations, and NRSWA street works for fibre optic and utility ducting. Full public liability insurance is in place and Kallan holds NRSWA accreditation for works on or near the public highway.
