Why Cheap London Driveways Crack Within Three Winters

Most of London sits on London Clay, a stiff, high-plasticity clay that swells as it takes on water through winter and shrinks back as it dries in summer. That cycle moves the ground under your front garden every year, and moves it harder where a mature street tree is drawing moisture out within a few metres of the drive.

A driveway can live with uniform movement. What breaks it is differential movement: one part lifting while another stays put. A thin, poorly compacted sub-base has no stiffness to spread that load, so the clay moves, the sub-base follows, and the surface takes the strain. Resin cracks along the edge line. Block paving dips in the wheel tracks. Tarmac crazes, then breaks up at the joints.

Not all of London behaves this way. Properties on the river terrace gravels near the Thames sit on free-draining granular ground that carries a driveway far better. Move a few miles from the river and you are back on clay. Which one you have decides how deep we dig, so KiKK digs a trial hole at the site visit and excavates to suit the ground we actually find. The surface is your choice. The build-up under it is not negotiable. And if your quote never mentions excavation depth, that is the corner being cut.

Driveway Surfaces KiKK Installs Across London

Costs below are 2026 London guide prices, installed, including excavation, muck-away and sub-base. They are guide prices only. The ground under your front garden and the access to it move the final figure, and neither can be judged from a photograph. A written fixed price follows the site visit.

Resin Driveways London

Resin bound is the most requested surface we quote in London, and the reason is regulatory as much as visual. Laid over an open-graded base it is permeable, so rainwater soaks through instead of running off to the gutter, which keeps a front garden inside permitted development and sits comfortably with the sustainable drainage hierarchy the London Plan expects boroughs to apply.

Resin bound is not resin bonded. Bonded is a thin scatter of aggregate glued to a surface: it wears through and it is not permeable. Bound is aggregate mixed through the resin and trowelled out as a 15 to 18mm wearing course. What separates a resin driveway still looking new at year ten from one cracked at year three is the base beneath it. We lay ours on an open-graded asphalt base over a compacted sub-base, never straight onto loose stone or onto your existing cracked concrete.

Typical installed cost, resin bound driveways London:

  • Up to 30m²: £3,600 to £6,200
  • 30 to 60m²: £6,200 to £11,000
  • 60m² and above: £11,000 to £19,000

Block Paving London

Block paving is the default across London's outer boroughs for one good reason: it is repairable. Lift a section, fix what is underneath, relay the same blocks. The failures we get called to are always the same three things: sub-base too shallow for the clay, a sand laying course thickened to hide a level the contractor could not be bothered to fix, and edge restraints bedded rather than haunched in concrete. Within a winter the edge course walks outward, the joints open, the sand washes out, and the field starts to travel.

As block paving contractors in London we also fit permeable systems (wider joints filled with clean grit over an open-graded sub-base) which drain through and keep you clear of the planning threshold while still giving the traditional look many boroughs prefer.

Typical installed cost:

  • Up to 30m²: £3,000 to £5,400
  • 30 to 60m²: £5,400 to £9,500
  • 60m² and above: £9,500 to £16,500

Tarmac and Asphalt Driveways London

Tarmac is the cheapest durable surface per square metre and still the right answer for a long shared drive, a wide 1930s frontage in an outer borough, or a budget stretching across drive and drainage together. Laid hot on a properly compacted sub-base, edges kerbed rather than left to crumble, it gives twenty years.

The London trade-off is planning. Standard hot-rolled asphalt is impermeable, so a front garden over 5m² draining to the highway needs either permission or somewhere on the plot for the water to go. We fall the drive back to a soakaway or gravel-filled trench inside the boundary. Tarmac with a block paving border remains the best value finish in London: the border does the visual work and covers the ragged edge tarmac otherwise leaves.

Typical installed cost:

  • Up to 30m²: £1,900 to £3,400
  • 30 to 60m²: £3,400 to £6,200
  • 60m² and above: £6,200 to £11,000

Granite Setts and Natural Stone Driveways London

In a conservation area (and inner London has hundreds) the material question is often settled for you. Granite setts, yorkstone, clay pavers and gravel read as correct on a Victorian or Georgian frontage. Smooth black tarmac and a modern resin blend often do not, and a conservation officer will say so.

Granite is also the toughest surface we lay: setts on a bound bed outlast the house and take turning wheels without scuffing. Yorkstone is the softer option and suits a front path and drive read as one surface. Both need a rigid, bound construction rather than the flexible build-up used for blocks, and a jointing mortar specified for movement. Get that wrong on clay and the joints fret out within a couple of years.

Typical installed cost, granite and natural stone driveways London:

  • Up to 30m²: £4,500 to £7,500
  • 30 to 60m²: £7,500 to £13,500
  • 60m² and above: £13,500 and above

Gravel and Concrete

Gravel is the cheapest fully permeable option and the quickest way to bring a paved-over London front garden back inside permitted development. Laid over a cellular grid rather than loose on membrane it stays where you put it, at £30 to £55 per m² installed. Reinforced concrete suits a drive that has to carry a van, though it is impermeable and raises the same planning question as tarmac, at £70 to £115 per m² installed.

How Much Does a Driveway Cost in London?

London driveways cost more than the national average, and it is worth being straight about why. Labour is dearer, muck-away is charged by the tonne with the tip further out, borough permits and parking suspensions are unavoidable, and plant must be ULEZ compliant. On a terraced street with no side access the spoil leaves by barrow and grab lorry rather than by machine. That is labour hours, not material cost. The figures below carry all of it.

MaterialCost Per m²Avg Driveway (50m²)LifespanMaintenance

Driveways Across North, South, East and West London

London is not one market. The housing stock, the frontage width and the ground beneath both change as you move around the compass, and a spec that is right in one part of the city is wrong in another.

Driveways North London

North London is where the clay is least forgiving. The high ground through Highgate, Muswell Hill and Hampstead is stiff London Clay with mature street trees on almost every road. That is the classic recipe for seasonal movement, and the reason excavation depth matters more here than anywhere else. Further out through Barnet and Enfield the plots widen into 1930s semis with real frontages, and that is where resin driveways in north London get laid at 40 to 60m² rather than the 15 to 20m² of an inner terrace.

Driveways South London

South London is Victorian and Edwardian terraces (Camberwell, Peckham, Brockley, Lewisham) with narrow frontages, no side access, and a front wall the borough may not let you remove. The job here is rarely a big open drive. It is fitting one car legally onto a four-by-five-metre front garden, keeping the surface permeable, and getting a crossover approved on a street already full of parked cars. Further south through Croydon and Bromley the plots open up.

Driveways South West London

South west London is the most demanding on materials. Wandsworth, Richmond, Barnes, Wimbledon and Kingston carry a very high density of conservation areas and a good number of Article 4 directions covering front boundary treatments specifically. Expect the borough to want yorkstone, granite setts, clay pavers or gravel rather than a modern resin blend, and expect the front wall and gate piers to be part of the conversation.

Driveways East London

East London runs from dense terraced Hackney and Walthamstow out to the wider frontages of Redbridge and the Essex fringe. Ground varies more than people expect: some of it near the Lea Valley and the Thames is granular river terrace gravel, which drains freely and carries a build-up well. A trial hole can be the difference between a 200mm and a 350mm sub-base.

Driveways West London

West London through Ealing, Chiswick, Hounslow and out towards Hillingdon has the widest Edwardian and 1930s frontages in the city, so genuine two-car driveways are achievable. It also has the most red routes to contend with. If your property fronts one, the crossover is not the borough's decision alone.

How a London Driveway Job Runs

1

Site Visit & Checks

We measure up, dig a trial hole to see what is under your front garden, and check conservation area, Article 4 and crossover status.

2

Permits & Access Plan

Borough crossover application where needed, skip permit, parking suspension, and an agreed route for spoil and materials.

3

Excavate & Sub-Base

Dig to the depth the clay demands, muck-away by grab or skip, then sub-base compacted in layers with the falls set.

4

Surface & Handover

Base course, haunched edge restraints and your chosen surface. Permeable build-ups get drainage tested before we leave.

Planning, Crossovers and Access in London

Front Garden Paving, SuDS and the 5m² Rule

The London front garden is the textbook case. Lay more than 5m² of impermeable surfacing that drains onto the public highway and you need planning permission. Lay a permeable surface (resin bound over an open-graded base, gravel, permeable block paving) or send the run-off to a soakaway inside your own boundary, and you stay within permitted development.

This is not box-ticking. The steady loss of London's front gardens to hard surfacing is a real driver of surface water flooding, which is why The London Plan sets a drainage hierarchy putting infiltration and on-plot storage above discharge to the sewer, and why boroughs apply it. Designing drainage in is far cheaper than retrofitting it after an enforcement letter, and it is the same discipline we bring to drainage work across London.

Dropped Kerbs and Crossovers: Your Borough, Not a County Council

This is where London differs from the rest of the country: there is no county council. Your vehicle crossover application goes to your individual London borough, each setting its own fee, footway specification and timescale. Several will refuse outright on a street with high parking stress or poor visibility. Six to twelve weeks for a decision is normal.

If the property fronts a red route or another road managed by Transport for London rather than the borough, TfL consent is needed as well. People find this out late and it delays projects. We check who owns the footway outside your gate at the site visit, before you commit. The crossover itself is street works, and KiKK holds NRSWA accreditation to carry it out.

Conservation Areas and Article 4 Directions

Inner London is dense with conservation areas, and a fair number carry Article 4 directions removing permitted development rights for exactly what you want to do: take down a front wall, form a hardstanding, change the surface. There the material choice narrows towards yorkstone, granite setts, clay pavers and gravel, and away from resin and smooth black tarmac. We check the designation before specifying anything: a surface that has to come back up is the most expensive driveway there is.

Access, Permits and Getting the Spoil Out

On a terraced street with no side access, everything leaves through the front. That means a skip permit or hoarding licence from the borough, parking bay suspensions in a controlled parking zone so the skip and grab lorry have somewhere legal to stand, working inside the borough's permitted hours, and plant and lorries that meet ULEZ, with the congestion charge on top inside the central zone. Where a skip cannot be sited at all we use a grab lorry and a barrow run.

None of this is exotic. It is the daily reality of working in London, and it is exactly the cost a contractor from outside the M25 forgets to price and then adds later. We price it in from the start, along with any site clearance in London needed before the driveway can begin.

FAQ

London Driveway FAQs

Your individual London borough, not a county council. Each borough runs its own vehicle crossover scheme with its own fees, footway standard and waiting time. Where the property fronts a red route or another TfL-managed road, Transport for London consent is needed too. KiKK checks who owns the footway outside your property before quoting, and builds the crossover under NRSWA accreditation.

If you lay more than 5m² of impermeable surfacing draining onto the public highway, yes. That covers standard tarmac, concrete and non-permeable block paving on a typical London front garden. Permeable surfaces (resin bound, gravel, permeable block paving over an open-graded sub-base) fall under permitted development. The London Plan also pushes sustainable drainage, so boroughs expect run-off managed on the plot.

It depends on the borough and the conservation area appraisal. Inner London conservation areas commonly favour traditional materials (yorkstone, granite setts, clay pavers, gravel) over resin bound or smooth tarmac, and some carry an Article 4 direction removing permitted development rights for front garden paving. KiKK checks the designation before specifying a surface.

As a 2026 guide, resin bound runs £80 to £130 per m² installed, block paving £85 to £140, tarmac £55 to £95 and granite or yorkstone £130 to £220. London prices sit above the national average because labour, muck-away, permits, ULEZ-compliant plant and restricted access all cost more. These are guide prices pending a site visit. The sub-base depth your ground needs is what moves the number.

Spoil and materials go through the front, by barrow run or grab lorry rather than machine. We arrange the borough skip or hoarding permit, apply for parking bay suspensions in a CPZ so the lorry and skip have a legal footprint, and work within the borough’s permitted hours. Plant and muck-away vehicles are ULEZ compliant. All of it is priced into the quote rather than added later.

A typical front garden driveway of 20 to 40m² takes three to five days on site. Resin bound needs the base to cool and then 24 hours to cure before vehicle use. Add time for a new crossover, which cannot start until the borough approves the application. Approval alone commonly takes six to twelve weeks.
