What We Are, and What We Are Not

Search “civil engineering London” and you will get consultancies, chartered practices, degree courses and recruiters. It is worth being precise about which of those KiKK is, because it saves everybody a phone call.

KiKK is a civil engineering groundworks contractor. We are the people who build the thing. We do not produce structural or civil design, we do not issue calculations, and we do not provide chartered engineer sign-off. Where a scheme needs foundation design, a drainage strategy, a retaining wall design or temporary works design, that comes from your structural engineer or civil consultant, and we construct to it.

That is not a limitation, it is a clean line. You get a contractor who reads drawings properly, builds to them, and raises the issue early when something on the drawing will not work on the ground, rather than one who quietly improvises and hands you a problem at inspection stage.

If you have a design, we will price and build it. If you do not have one yet, we will tell you what you need before we quote.

Civil Engineering Services in London: The Scope We Deliver

The physical scope below is what KiKK self-delivers as groundworks contractors in London. It runs from the first machine on site to the point the superstructure trades take over, and back again for external works and infrastructure at the end of the programme.

Bulk Excavation and Reduced Level Dig

Dig to formation, muck-away under duty of care, and level tolerance checked before anything is built on it. On restricted London sites this is planned around wagon booking slots and permitted working hours, not around what suits the machine.

Foundations

Strip, trench fill, raft, pile caps and ground beams. Built to the design and depths given by your structural engineer, with the reinforcement fixed as drawn and covered as specified.

Reinforced Concrete

Formwork, rebar fixing, pours and slabs. Line pump or boom pump used as standard on London sites where a wagon cannot discharge directly into the excavation.

Drainage

Foul and surface water, connections to the public sewer, attenuation tanks, cellular storage and SuDS features. Installed to falls and tested, not eyeballed.

Retaining Structures and Hard Landscaping

Retaining walls, level changes, external steps and hard surfacing, built to the engineer's detail where a structural retaining element is involved.

Highways, Kerbing and Footways

Estate roads, access junctions, kerbing and footway construction to the borough's adoption specification. Carried out under NRSWA accreditation, with permits and traffic management managed by us.

Service Trenches, Ducting and Connections

Trenching and ducting across the site and through the footway, with the highway sections covered by the same accreditation and the same contract.

External Works and Site Infrastructure

Everything between the building line and the boundary: hardstandings, service yards, plot access, bin and cycle stores, boundary works and final levels.

London Clay, Made Ground and What the Dig Actually Finds

Most of London sits on London Clay. It shrinks and swells with moisture, which is why foundation depths in London are driven by the ground investigation and, near mature trees, by NHBC guidance rather than by what looked adequate on the last job. Parts of west and east London sit on Thames gravel terraces instead, which behave differently again. Your engineer will design for whichever applies. Our job is to build it at the depth specified and not to talk you out of it.

Above the natural ground, London sites carry made ground, often metres of it. On infill, backland and brownfield plots the dig routinely turns up old strip footings, Victorian brick rubble, redundant clay drainage, backfilled basements and slabs from buildings nobody has a record of. This is the normal condition of a London site, not bad luck. A programme and a budget that assume clean ground are a programme and a budget that will be blown.

KiKK prices ground risk with the unknowns named. Known scope against your drawings is a fixed sum. Obstruction breakout, additional disposal and contaminated material are set out as agreed rates before we start, so that when the excavator hits a Victorian footing the conversation is a measurement, not a dispute. Where the find is significant enough to affect the design, work stops and your engineer is called before anything is built over.

Deeper excavation next to a neighbouring building brings the Party Wall etc. Act 1996 into play. That is near-universal on London infill and extension sites. The notices and the surveyor are the client's to arrange; we build within the agreed award, protect the adjoining structure, and sequence the dig so the works match what the surveyor signed off. Related foundation and underpinning work in London is covered in more detail on its own page.

Constrained Urban Sites: Logistics Are the Job

On a London infill site there is usually no compound, no laydown area and nowhere to store a delivery for more than an hour. The site is a gap in a terrace on a single-lane street with controlled parking either side. That reality shapes the method statement more than the engineering does.

We plan those jobs around just-in-time deliveries and booked slots: rebar, blocks, drainage goods and aggregate arriving on the day they are fixed or laid, not stacked on a pavement waiting for a gang. Muck-away is booked to the hour and grab lorries used where a tipper cannot get in. Plant is sized to what can physically reach the dig rather than what would be quickest on an open site.

Concrete is the clearest example. On a large proportion of London pours a mixer wagon simply cannot discharge into the excavation. The dig is behind the house, down a passage, or across a footway that cannot be blocked. So concrete gets pumped: a line pump for a rear garden foundation or slab, a boom pump where volume and reach justify it. Pumping needs the pour sequenced, the pump position agreed, the wash-out planned and, where the pump sits in the highway, a permit. Budget for it on a London site. It is standard, not an extra.

Working hours are usually restricted by the borough, commonly through a Section 61 agreement setting out permitted hours and noise and dust controls. Noisy operations (breaking out, piling, sawing) are programmed inside those windows. That constraint is designed into the programme at tender stage, because pretending it does not exist is how a London job overruns.

Highways Works, Boroughs, TfL and the London Compliance Environment

In London the highway authority is the borough, not a county council. Section 278 works to an existing highway and Section 38 estate roads intended for adoption are agreed between the developer and that borough, and built to the borough's adoption specification. Where the site fronts a red route or otherwise touches the TfL road network, Transport for London becomes the authority and its requirements apply instead. Getting that distinction wrong at the start of a programme is expensive.

KiKK holds NRSWA accreditation, which is what permits work in the public highway. That covers the kerbing, footways, crossings, service trenches and reinstatement. It also means the highway section of a utility connection is delivered under the same contract as the on-site works, rather than handed to a separate streetworks firm with its own programme. Permits, road space booking and traffic management are handled by us.

London construction also sits inside a compliance environment that is stricter than most of the country and getting stricter. Plant and haulage entering the capital are subject to ULEZ. HGVs must meet the Direct Vision Standard and hold a valid permit. Many borough, TfL and main contractor frameworks additionally expect the CLOCS standard (Construction Logistics and Community Safety) to be applied to site vehicle movements. These requirements bear directly on which vehicles can serve your site and on what your muck-away and deliveries cost. We work within them and expect them to be part of the conversation at tender, not a surprise on week two.

Drainage in London brings its own layer: combined Victorian sewers, Thames Water lateral drains and, on new development, surface water discharge limited under the London Plan with attenuation or SuDS features to hold back runoff. We install what the drainage designer specifies. Our London drainage page covers connections, attenuation and CCTV survey work in more depth.

Why KiKK for Civil Engineering Groundworks in London

Owner-Led: One Point of Contact

Kallan runs the contract and is on site. When the dig finds something, you get a call from the person who can make the decision, the same day. No layer of project managers relaying information between you and the gang.

NRSWA Accredited and Fully Insured

Highway works are carried out under our own NRSWA accreditation, so the footway and carriageway sections stay inside the same contract. Current insurance certificates are provided at tender stage for your commercial team to check.

We Build to Your Engineer's Design

Depths, reinforcement, cover, falls and specification are constructed as drawn. Where a drawing will not work on the ground, we raise it before we build it, not after the inspector arrives.

Ground Risk Priced Openly

Fixed price on the known scope, agreed rates on obstructions and disposal. Nobody enjoys a mid-programme argument about a Victorian footing. Pricing it in advance removes the argument.

Built for Constrained Sites

Just-in-time deliveries, small plant, grab lorries and pumped concrete are how we work in London, not an emergency response. The logistics plan is agreed before mobilisation.

Written Fixed-Price Quotes

Priced against your drawings, with the scope, exclusions and assumptions written down. What is quoted is what is delivered, and anything outside it is agreed before it is done.

Who We Work For in London

Developers and main contractors needing a groundworks package delivered to programme. Architects and structural engineers who need a contractor that will build the detail as drawn. Self-builders and one-off residential clients running a single London plot who want the substructure done once and done right. Commercial clients needing service yards, hardstandings, drainage and external works.

Enquiries are quickest to price when they arrive with the engineer's drawings, the ground investigation report, any planning conditions attached to the groundworks, and the dates you need on site. The KiKK London services hub lists the full range of works we deliver across the capital.

FAQ

Civil Engineering London FAQs

Yes. That is how we work on every job. KiKK is a groundworks and civil engineering contractor, not a design consultancy. Where a scheme needs foundation design, structural calculations, a drainage design or a temporary works design, that comes from your structural or civil engineer and we build to it. We read the drawings, flag anything that looks unbuildable before it costs you money, and construct to the specification and tolerances given.

Yes. KiKK holds NRSWA accreditation, which is what allows works to be carried out in the public highway. That covers utility connections crossing the footway or carriageway, kerbing, footway construction and reinstatement. Permits and road space are booked with the relevant London borough, or with Transport for London where the works touch the TfL road network.

KiKK is fully insured for groundworks and civil engineering contracting, including public liability and employers liability. We provide current certificates at tender stage so your commercial team can check the limits against the requirements of your contract before you appoint us. If a project requires cover above our standing limits, tell us at enquiry stage and we will confirm what can be put in place.

Yes. Most London infill and backland sites have no compound, no storage and no room to turn a wagon. We plan those jobs around just-in-time deliveries, small plant, muck-away booked to the hour and concrete placed by line pump or boom pump where a wagon cannot discharge into the excavation. The logistics plan is agreed before we mobilise, not improvised on week one.

Yes, we do the construction of them. Estate roads, access junctions, kerbing, footways, drainage and service crossings built to the adoption specification of the London borough acting as highway authority, and to TfL requirements where the works front a red route. The agreement itself is made between the developer and the authority; KiKK builds the works and manages permits, traffic management and reinstatement under NRSWA.

Honestly, and with the unknowns named rather than buried. London infill sites routinely contain made ground, old foundations, Victorian rubble, redundant drainage and filled basements. We price the known scope as a fixed sum against your engineer's drawings and the ground investigation, then set out obstruction and disposal rates separately so that anything the ground produces is measured against an agreed rate rather than argued about mid-programme.
