Underpinning is work to strengthen or improve the support beneath an existing building’s foundations. Traditional concrete underpinning adds support below the foundation. Resin injection, often called resin underpinning, improves the ground that supports the structure instead.
The aim of house underpinning is to provide suitable support for the building. Whether the project also involves re-levelling, drainage repairs or making good depends on the assessment and the agreed scope of work.
When does a house need underpinning?
Cracking, sloping floors or doors that have started sticking can prompt questions about foundation movement. These signs do not, by themselves, establish that a house needs underpinning. A structural assessment helps distinguish foundation problems from other defects and determines what investigation is needed.
Concrete underpinning provides additional structural support beneath existing foundations. Resin injection works by improving the supporting ground. Both can be considered for foundation stabilisation, but they are different techniques and are not interchangeable on every site.

Concrete underpinning or resin injection?
Traditional mass concrete underpinning is primarily about supporting and stabilising the building. Resin may also allow controlled lifting of affected foundations or floors when the ground and structure are suitable. Returning an entire building to its exact original position is not a result we can promise.
Access, foundation type, the depth and condition of the soil, nearby services and the cause of movement all affect the choice. Some properties need another engineered approach, or work to address the cause before foundation treatment is considered.
What affects the cost of underpinning?
A useful quote describes the area to be treated, the proposed method, the investigation it is based on and the work included. Concrete work depends on excavation depth, access, support requirements and reinstatement. Resin work depends on the treatment area, injection depth, material required and monitoring.
Investigation, design and making good can also affect the total. When comparing proposals, check the same scope is included and ask what happens if site conditions differ from those expected. We discuss your project before providing a site-specific quote.

Does every crack mean a house needs underpinning?
No. Cracks can have several causes. The building needs assessment before a foundation repair method is selected; underpinning is not automatically the answer.
Can underpinning lift a building back into position?
Traditional concrete underpinning primarily provides support and stability. Resin injection can sometimes lift and re-level affected parts of a structure, subject to ground conditions, structural suitability and the treatment design. Exact restoration cannot be guaranteed.
Do you offer both concrete and resin underpinning?
